One of the first things to be sure about is whether or not planning consent is required. Currently Under the Permitted Development Rights system many home extensions can be built without applying for planning permission.

There are some limitations to the Permitted Development rights but plenty of opportunities too. You can extend a detached dwelling by 8m to the rear if it’s single storey or 3m if it’s double. A single storey extension cannot be higher than 4m in height to the ridge and the eaves, and ridge heights of any extension not being higher than the existing property. Two storey extensions must not be closer than 7m to the rear boundary. Your extension must be built in the same or similar material to the existing dwelling. Extensions must not go forward of the building line of the original dwelling. And side extensions must be single storey, maximum height of 4m and a width no more than half of the original building. An extension must not result in more than half the garden being covered.

In some Designated Areas side extensions require planning permission and all rear extensions must be single storey. If your home is in a Conservation Area the kind of work that can be done under Permitted Development is usually reduced. Your local authority also has the power to remove Permitted Development Rights if it thinks that the character of the area will be threatened by any new building work. Renovations, extensions and conversions can also add value to the revitalising of a property.  Buying property at auction is so much more straight-forward it means there is no property chain as buyers and sellers enter into an immediate and legally binding contract as soon as the gavel falls.

But it is always worth going to auction well prepared always read through the auction catalogue, and have conducted all necessary due diligence on the property, as well as getting your finances in order well before the day of the auction. Usually you will need to have a 10% deposit with you on auction day, and come up with the remaining 90% within 21 to 28 days.  If you do need a mortgage, it is highly advisable that you discuss all of the financial implications with a bank or building society, and have an agreement in principle from your lender before buying a home at auction.

What are tell-tale signs of roofline problems?

If there is any paint peeling on either the fascia boards (which is mounted at the point where the roof meets the outer walls of the house), or soffits (tucked away under the fascia) or barge boards (used on the gable end of a house) of your home it is likely that boards have started to rot and could be letting water in. Many properties have timber fascias, soffits and bargeboards need constant repainting to keep them in good condition. If any of your gutters are dripping, even when the weather is dry, this could simply mean that they have become clogged up with leaves and debris from the roof. Washed-up dirt can lead to this clogging, which means the gutter cannot drain water harmlessly away from the roof.

It is good to see that the Chancellors autumn statement promises the  sum of £7.2bn to support the construction of new homes, including spending by housing associations. And that a new £2.3bn Housing Infrastructure Fund will be established for up to 100,000 new homes in high-demand areas alongside the Help to Buy "equity loan" scheme and the Help to Buy Isa remaining in force.

 

But another idea is also taking hold is to look to buy an existing property on a patch of land that can be knocked down and developed with a building twice the original size to add value and space to a new build. Searchfield Homes conducted some research recently and came up with these top five tips for this kind of project:

1. Find a plot with an older house that isn't restricted by listed buildings and conservation areas - 1930s houses are ideal because of their large gardens and comparatively lower prices per square foot

2. Hire a surveyor to value the price per square foot of your proposed house

3. Calculate the minimum size required for the house to be worth more than the build cost

4. Discuss your proposals with the local planning authority and a planning consultant before purchasing a plot

5. Put in a planning application for the biggest house that you can afford and that the local authority will permit

Look after the roof over your head

Roofline elements; fascia’s, soffits, bargeboards and guttering are vital, but often forgotten about. Not dealing with roofline problems can all too often leads to underlying damp and structural issues so they are worth keeping on top of.
